Finding the Right Tenants
Finding the right tenants for your property is important, that is why Fresh provides the same level of service to lettings as we do for sales. Therefore, all rental properties will:
- have a “to let” board erected.
- be advertised in the local press.
- placed in our dedicated rental windows in our town centre offices.
- be discussed with potential tenants on our database.

Tenant Referencing
Every potential tenant is thoroughly checked before a tenancy is agreed. We carry out a credit check via an independent referencing agency, employment status is confirmed and we require photographic identification before moving a tenant into a property. Throughout the process, Fresh will keep you, the landlord fully informed.
We can also arrange for a guarantor to be referenced in a similar manner if required.
Tenancy Agreements
Fresh will complete a tenancy agreement with the tenant (although we have our own tenancy agreement, we will happily use yours if you prefer). Fresh will also set up a standing order, meaning that you do not need to worry about arranging payment every month. We can also arrange for a CP12 landlord gas certificate to be carried out if required.
All tenant find contracts are on a no let, no fee agreement, meaning that you only pay us once we find a tenant for your property.
Managed
For fully managed properties, Fresh (on top of our tenant find service) will complete an inventory with the new tenant, place the bond in a government approved deposit protection scheme, collect payment, arrange repairs when necessary, deal with tenants on a day to day basis and carry out inspections and check outs at the end of the tenancy.
Energy Performance Certificate (EPC)
Fresh will be happy to arrange for a Domestic Energy Assessor to carry out an EPC on your property.
