The government has launched the Home Information Packs (HIPs) with the aim of improving the process of buying and selling. HIPs have been introduced with the goal of reducing the number of sales that fall through each year, along with reducing the carbon emissions of homes in the UK.

Currently, for a home to be marketed, potential buyers must have access to the basics of a HIP if requested.  The Energy Performance Certificate (EPC) results for a property should also be on all marketing documentation once available.

What does a HIP consist of? 
A HIP has three elements:

Legal

Containing copies of the title to the property, preliminary enquiries and a list of items at the property which will be included in the sale.

Searches

Includes a search of the local authority and a drainage and water search.

Energy Performance Certificate

Intended to give A-G ratings on energy efficiency in the home as well as a list of measures to cut fuel bill and carbon emissions.  The Energy Performance Certificate is designed to help homeowners reduce the environmental impact of their homes, which already account for 27% of the UK ’s carbon emissions that contribute to global climate change.
