> Home Information Packs

The government has launched the Home Information Packs (HIPs) with the aim of improving the process of buying and selling. They have been designed to help reduce the number of sales that fall through each year, along with reducing the carbon emissions of homes in the UK.

Currently, for a home to be marketed, a HIP must have been ordered and the Energy Performance Certificate (EPC) details should be on all marketing documentation once available.

What does a HIP consist of? 
A HIP has three elements:

Legal

Containing copies of the title to the property, preliminary enquiries and a list of items at the property which will be included in the sale.

Searches

Includes a search of the local authority and a drainage and water search.

Energy Performance Certificate

Intended to give A-G ratings on energy efficiency in the home as well as a list of measures to cut fuel bill and carbon emissions.  The Energy Performance Certificate is designed to help homeowners reduce the environmental impact of their homes, which already account for 27% of the UK ’s carbon emissions that contribute to global climate change.



Optional Inclusions

A Home Condition Report (HCR)

The HCR contains information about the physical condition of a property.  The report is prepared by independent Home Inspectors who are members of a government approved and regulated certificate scheme.  The HCR can provide owners an early opportunity to carry out repairs on their homes or obtains quotes.  Potential buyers will also have the opportunity to view the report to be made aware of any repairs that are required of to be reassured that the property is in good condition, allowing them to make an informed offer.

This section can contain guarantees and warranties that cover work and fittings in a property.
